This beautiful home rests in the exclusive coastal community of Frangista Beach. This community off of Scenic Hwy 98 is in the middle of tropical excitement with beach shops and shoreline restaurants are within walking distance. This home is a short walk to a private beach access leading to the spectacular sugar white sands of the Emerald Coast. This warm and inviting 3,400sq.ft. four-story beach home sleeps up to 19 guests. "Athena" also features a private 'L' shaped pool, gas grill, and ample room for entertaining with chaise lounge chairs.

Guests are welcome into the home with a beautiful foyer and grand stairwell coupled with coastal décor and floors made for a little sand from the shore. Sleeping arrangements on the first floor include a King Suite, Queen Suite, bunk room, and kitchenette with dining space that seats 4. The comfortable King Suite has a private bathroom. The bunk room features twin-over-twin and twin-over-full bunk beds and shares a bathroom with the Queen Suite. Past the dining space is the entrance to the private pool area with an outside grilling station, pool lounge, and spacious L-shaped pool. There is also an laundry room conveniently located on the first floor. 

On the second floor is an open kitchen, living and dining space which provides plenty of seating for family meals. The living room includes gorgeous french doors leading onto the second floor balcony. For sleeping arrangements, there is a serene and comfortable Queen Suite with a private balcony overlooking the pool area. There is also a full bathroom located on the second floor.

On the third floor is a Master King Suite and a Queen Suite. The spacious Master King Suite is bathed in natural light during the day, has access to a private balcony, and features a private bath with jacuzzi tub and walk-in shower. The bright and airy Queen Suite has a private balcony and bathroom. This bathroom also features jacuzzi tub and walk-in shower. There is a laundry room conveniently located on this floor.

On the fourth/top floor is a sleeping tower with a full 360 degree view provided by wall-to-wall windows. This bedroom features two twin beds and a flat screen television.

The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation and spans approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. Guests of "Athena" also have access to the large community pool complete with a waterfall and restroom facilities. The pool is never too crowded because only select Frangista homes have access. 

Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white chapel. Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year!


**This home only rents Saturday to Saturday during Spring Break and Summer months.*No College/Student groups allowed.A maximum of 15 guests permitted with groups of singles or young adults that are 25 years of age and older. All renters must be 25 and older with the exception of children in families.**

*Parking for 4 vehicles. No RV's, Boats, Trailers, Campers permitted in Neighborhood. No street/grass parking per HOA*

*Weddings/Events –* All weddings/events must be pre-approved by Beach Reunion. A $1,500.00 event fee is required for any wedding or event. In addition, a $1000 refundable deposit is required for ALL weddings. Please note tents and canopies are not allowed on private beach due to HOA regulations.*

**Frangista Beach Homes - *Only Homes located within the Frangista Beach HOA are not subject to the separate Walton County Permit. Only Beach Reunion's $1,500.00 event fee.

** This 2,868 sq. ft. beach home is the perfect getaway for families and has 6 bedrooms, 5 bathrooms, and can sleep up to 20 guests. "Frangista Jewel" is situated directly on Scenic Gulf Drive, just across the street from the Frangista Beach private access. Guests will be able to get to the sugar white sands of the Emerald Coast and away from the crowd. This community off Scenic Hwy 98 is in the middle of tropical excitement with beach shops and shoreline restaurants within walking distance.

On the first floor is a King Suite, Queen Suite, and bunk room. The King Suite and Queen Suite have a shared full bath with a walk-in shower. The bunk room features three sets of built-in twin-over-twin bunk beds and a private full bathroom with a shower/tub combo. There is a kitchenette and wet bar conveniently located next to the pool. Outside, guests will find plenty of deck space as well as a fenced in yard. The in-ground private, 5x12 pool also has a 5x5 Martini Pool. The deck is perfect for outside entertaining and relaxing.

The second floor opens to a spacious and bright dining, kitchen and living area. The living room seats 7, with the stylish sofa harboring additional sleeping accommodations. Adjacent to the living area is a formal dining area with seating for 8 and additional seating available for 3 at the bar. The gourmet kitchen includes restaurant-quality stainless steel appliances and granite countertops. Guests can access the pool via a staircase from the kitchen. Completing this floor, there is a King Suite. The full bath is accessible from the King Suite or the living area. The laundry room is located on this floor with a washer and dryer.

The third floor contains 2 bedrooms. The first bedroom is a Queen Suite which provides 2 queen beds as well as a full bathroom with a tub and walk-in shower. This room is equipped with a flat screen TV and access to the patio. Tucked away on this floor is a small cubby room which can be used as extra storage space or a playroom for kids. Completing this floor is the Master King Suite. This suite has its own private bathroom with a large walk-in shower, dual vanities, and access to a balcony that is shared with the Queen Suite.

"Venetian Palace" is a magnificent 5,200 Sq. Ft.  home in the coastal community of Frangista Beach. This beach home exudes serenity and peace and is the definition of spacious with 9 bedrooms, 9.5 bathrooms and sleeps up to 38 guests.

As you enter the home, you're greeted by beautiful wooden columns, pristine tile flooring and a beautiful and open living area with plush leather couches and high vaulted ceilings. The spacious and fully-stocked gourmet kitchen features stainless steel appliances and plenty of counter space. The elegant formal dining area offers seating for 10 guests and there is additional dining space adjacent to the living area which provides seating for 6 guests. There is a media room on this floor with a large flat-screen TV and three rows of comfortable, theatre-style seating. For sleeping arrangements on the first floor, there is a Queen Suite with a private bath that includes a walk-in shower.


The second floor of this beautiful home features 3 King Suites and a bunk room. The bunk room features a private bath; 2 sets of queen-over-queen bunk beds; 1 twin-over-twin bunk bed; and a foosball table. Each of the King Suites come with private bathrooms.  One of the King Suites includes a built-in twin-over-twin bunk bed.


The third floor also features a bunk room and 3 King Suites. Similar to the second floor bunk room, this bunk room also features 2 queen-over-queen bunk beds and one twin-over twin bunk bed. Each of the King Suites come with a private bathroom. One of the King Suites features a twin-size trundle bed.


This home also features an outdoor kitchen with 2 mini fridges and a commercial ice maker that overlooks the 36ft. by 17ft. pool with built-in overflow spa. The pool is equipped with a swim out ledge that is shallow enough for children to play without being in deep water. The spacious deck is enclosed by a stucco 6 ft. privacy wall in the rear and landscaped with tropical plants surrounding the property. The second floor features a beautiful living area with a large flat screen TV for all of the family to enjoy. There is a beautiful kitchen (Standard coffee maker & Keurig available in the home),  and a spacious dining room table with seating for six. There are also two stools at the breakfast bar. Upon entering the first floor of this luxury home, you will find the magnificent main living space. The living space is a work of art and the epitome of high-end, coastal elegance — with breathtaking vaulted ceilings and arches that lead to the gourmet kitchen and formal dining area. The living space also features plentiful comfortable, luxury furnishings including an L-shaped couch and plush armchairs. The gourmet kitchen is equipped with Viking stainless steel appliances including a gas range and two dishwashers and a wet bar with a free-standing ice maker. The kitchen is beautifully designed and complete with custom cabinets and granite countertops. Adjacent to the kitchen is the formal dining space with seating for 10 guests.

For sleeping arrangements on the first floor there is a bunk room which features 3 twin beds. There is a King Suite with a shared bath. For additional sleeping space, there is a media room with a queen-over-queen bunk nook. The media room is perfect for a cozy movie night or for teens to hang out. There is also a full bath on this floor.

Awaiting you on the second floor is a game room with a television; pool table; table with seating for two, perfect for a game of cards; and access to the second floor balcony. The balcony features seating that overlooks the pool. Down the hall guests will find three King Suites, each decorated with their own custom style and fit with a private bathroom and flat-screen TV. 

Located on the third floor are 3 additional bedrooms. The first being a custom-built bunk room with two full-over-full bunks and one twin-over-twin bunk that sleeps a total of 6 guests and has its own private bathroom. The other two bedrooms are King Suites complete with private bathrooms. One of the King Suites has a bathtub and shower along with its own private balcony.

The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. Guests of Touched by the Sun also have access to the large community pool complete with a waterfall and restroom facilities. The pool is never too crowded because only select Frangista homes have access. This home is also within walking distance to shopping and dining.

Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white chapel. Many brides are married on Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year!

Starting with the first floor we find two bedrooms. The first being bunk room with custom-built bunk beds that sleep 6 guests. This room is perfect for teens and young adults! Next, a decoratively furnished Master King Suite with plenty of natural light streaming through the balcony entrance. This bedroom has a master bath, personal flat-screen TV, mini-fridge and wet bar. Onto the balcony are beautiful views of the Gulf as well as its own private 6'x 8' splash pool and beach access.

Follow the stairs or use the home's elevator to the second floor where you will be greeted by a warm and welcoming living area. This room is fit with comfortable furniture, a large flat-screen TV, and sunlight brightening the room from the balcony entrance. Adjacent to the living room is the gourmet kitchen finished with cherry cabinets, stainless steel appliances, granite countertops and a complimentary dining space. Completing this level is a Queen Suite with a full bath and plenty of natural light.

The second floor of this home features a spacious King Suite with a private bathroom featuring a jetted tub and a walk-in shower. The grass area facing the gulf is maintained like a Las Vegas hotel with lush vegetation and privacy. Relax in your personal sanctuary overlooking the private 400' of beach exclusively for Shipwatch houses. You are able to stroll through the gate and walk directly onto the snow white sand of the uncrowded Shipwatch beach. A full bathroom is also conveniently located on the bottom floor.

There is parking to accommodate up to 3 cars, dependent on size. There is additional parking for overflow at the beginning of the neighborhood for guests to utilize. The Shipwatch community is gated and the beach is private. Step over into the dining area with seating for at least 10-12 at either the dining table or built in breakfast nook. The outdoor area boasts a beautiful deck and large private pool for fun days in the Florida sunshine. When you return from a beach day, take a short stroll back to the home and enjoy a family dinner courtesy of the private grill, catch some sun in the lounge chairs or cool your toes in the water.

The kitchen is fully stocked and features granite counter tops, custom cabinetry, pantry, gas cooktop and all stainless-steel appliances. The breakfast bar seats 4 and flows to the dining area, featuring seating for 8, where you can gather to talk over cooking dinner.

The first-floor features two king bedrooms, a bunk room and two large full bathrooms. Both king bedrooms have private access out to the large private pool and deck area! The bunk room features one set of queen over queen bunks. The second-floor features 2 bedrooms and 1.5 bathrooms, spacious and bright kitchen, oversized dining table for 6-8 and laundry. The beautiful master suite is located on the 2nd level that boasts a spacious master bathroom and balcony. The bathroom includes a large walk-in closet, double vanity and large walk-in shower. Also located on this floor a bunk nook with one set of queen over queen bunks for 4 guests.

Quaintly located directly next door to Beach Reunion's Good Day Sunshine, this property is perfect for tandem rental for large families or groups.

Dune' N Alright sits on a quiet street with no public parking, is close to restaurants, outlet shopping and most importantly the beach!

** This home only rents Saturday to Saturday during Spring Break and Summer months.  No College/Student groups allowed. all renters must be 25 and older with the exception of children in families.*

*Parking– Parking is extremely limited at this property- 5 vehicles max- no exceptions. Property rules state: no RV's or trailers of any kind are allowed to be parked in the driveway or on the street. Please call us to arrange off-site parking if you are bringing a trailer or RV.

*Beach Access– 1-2 minute walk straight up the street to the beach access! No major roads to cross!

*Pool Heat -* From October 1st - May 1st, the private pool can be heated for an additional $50/day or $350/week. Pool heat must be purchased for the entire stay.

"Coconut Castle" is a tranquil beach location that's sure to suit the large family vacation getaway needs. Highlights include 3 stories and Lookout Tower, private pool and overflow spa, sweeping views and over 4500 square feet of exceptional coastal living space. Sitting less than one block from the Frangista Beach private beach access, this home is the perfect place to relax and create a memorable family vacation.

Upon entry of the home, guests will "wow" at the travertine flooring and clean lines/design and attention to detail in every room. The first floor/ground level features a brand-new luxurious pool table in the entertainment area, stocked with plenty of sticks and chalk. Also in this room, a flat screen TV, wet bar, and full sized refrigerator. Just off the game room, a media room with plush oversized seating and an even larger flat screen TV for movie night or catching the big game. The first floor will sleep a total of 8 guests in one of 3 bedrooms. The first, a King Bedroom with Private Bath and Stand-Up Shower. There is a spacious bunk room with 2 sets of twin/twin bunk beds and a king suite with a shared hallway bathroom. One of two laundry rooms are also found on the ground level.

On the second floor of the home, prepare for ultimate family enjoyment with a sprawling living room, dining area and kitchen. The beautifully crafted wood dining table features seating for 10-12 guests, dine and entertain while enjoying the views from the French balcony doors. The living seating area features an oversized sectional sofa, fireplace and 3 comfy recliners. This furniture was apart of the 2019 remodel and is truly luxurious and chic. Guests are also able to belly up to the large granite island and breakfast bar with seating for 4. The stunning kitchen features all stainless-steel appliances including a side-by-side refrigerator, two dishwashers, double ovens, and an electric stovetop range. There's plenty of room for meal prep with an abundance of counter space as well.

The second floor sleeps a total of 4 guests, in 2 King Suites. One King Suite features a Private Bath. The second King Suite uses the shared hall bathroom just off the common living area. Both sets of bathrooms will have stand up walk in showers.

On the third floor of "Coconut Castle," guests will find a private wraparound balcony to enjoy the warm gulf breeze, a second laundry room, and sleeping arrangements for 8. The Master King Suite features built in Twin/Twin Bunk beds, a small wet bar with mini fridge, and a spacious private bath. In the Master Bath, a jacuzzi tub, stand up shower and his and her vanities. Finishing out the third floor, two other King Suites with Private Bathrooms. Luxury, privacy, and space are the name of the game here with separate water closets, ample walk in closet space and pristine tiled flooring.

Finally, the fourth-floor lookout tower features the ultimate private retreat with a Queen sized bed and 360 degree views throughout. Guests in the tower can enjoy a large private balcony/sun deck for catching the sunset before turning in for the evening.

Outside in the courtyard area, a spacious and private 6ft fenced in yard with mature landscaping, plenty of comfortable seating and a private heated splash pool (overflow spa in the pool has a separate seating area, but this not a separate hot tub).

"Coconut Castle" is in the Frangista Beach community which consists of mostly vacation rental homes where families come to vacation and spans approximately 4 blocks. The neighborhood has a 400-yard private beach which you must have a code to access. This home is within walking distance of shopping, dining and beach access.

**This home rents only Saturday to Saturday during Spring Break and Summer months.* * No College/Student groups allowed. A maximum of 15 guests permitted with groups of singles or young adults that are 25 years of age and older. All renters must be 25 and older with the exception of children in families.**

*Please note, no pets allowed on any beaches*

*Parking for 5 vehicles. No street/grass parking per HOA.*

**Not Tents or Canopies permitted on the beach per HOA.*

**Weddings/Events –*All weddings/events must be pre-approved by Beach Reunion. A $1,500.00 event fee is required for any wedding or event. In addition, a $1000 refundable deposit is required for ALL weddings. Please note tents and canopies are not allowed on private beach due to HOA regulations.

*Frangista Beach Homes: ONLY Homes located within the Frangista Beach HOA are not subject to the separate Walton County Permit. Only Beach Reunion's $1,500.00 event fee.

*All other homes within Walton County must obtain the separate permit through Walton County in addition to the Beach Reunion event fee.

*Pool Heat -* From October 1st - May 1st, the private pool/spa can be heated for an additional $50/day or $350/week. (Pool heat must be purchased for the entire stay. Must purchase pool heat for spa to be heated. The spa does not operate like a stand alone hot tub. The spa will only reach the same temperature as the pool, 86 Degrees Max. Outside of the dates spa cannot be heated.)

Upon entry you will be greeted by Sol Mate's spacious open floor plan with the kitchen, dining and living areas blending seamlessly together. This tranquil and serene living space echoes the sugar white sands of the Emerald Coast with all-white walls and furnishings. The living space features 3 sleeper sofas. The formal dining area provides seating for 8 guests. Additional seating can be found at the breakfast bar by the kitchen or at a second bar space which offers seating for 4. The open and bright kitchen is fully-stocked, has stainless steel appliances and features an island for extra prep-space.

For sleeping arrangements on the first floor, there is a King Suite with a private bath and a media/game room with a twin-over-queen bunk bed. Along with the bunk bed, the media/game room includes a foosball table, television, and dart board.

On the second floor you will find all King Suites, and a sleep quarters with 2 Queen beds. Each of the elegant King Suites come with beautiful gulf views, one has a private bathroom and the other has a shared bath. The first King Suite features a unique wicker headboard — wicker being a classic and tasteful material for coastal, beachfront furnishings. The Master King Suite includes a gorgeous 4-poster bed, walk-in closet, balcony access, a private bath and a twin-over-queen bunk bed. This room sleeps 5 guests. The master bath features a walk-in shower and large garden tub.

This home is within minutes to grocery stores, Silver Sands Outlet Mall, beach front restaurants, and many other attractions.
