Located on the main living area (there are three levels total), this open concept space has a chef's kitchen with granite counter tops and stainless steel appliances. This flows directly to the dining area which includes 3 stools at the breakfast counter, and a dining table that seats 8 and expands to accommodate more.



*LIVING*

Continuing from the dining room is the sunken living room, furnished with plenty of seating, a robust DirecTV package and a DVD player.



There is a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace.



The living room opens to a small porch. This floor also features a powder room.



*LAUNDRY*

There's a full-size washer dryer



*BEDROOMS*

Bedroom 1: The entry level has two bedrooms. "APAC" (Asia Pacific) has a queen bed, closet, and direct access to a spacious patio with BBQ and table.



Bedroom 2: The second bedroom, "EMEA" (Europe, Middle East and Africa), offers great flexibility. It is furnished with three twin beds, including a twin over twin bunk bed (solid and sturdy --- not just for kids!).



Bedroom 3: On the top floor, you arrive at the full-floor master suite. "Americas" (North and South America) has a *king size bed* with dual nightstands and a dresser with mirror. The master suite also has a large walk-in closet and a 5-piece spa bathroom with soaking tub, his and her sinks, and a toilet separated by a door for privacy. The room is so large that we even put a crib in there for added comfort for families. There is a balcony with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance.



*BATHROOMS*

Bathroom 1: Powder room on the main living area.

Bathroom 2: Bedrooms 1 & 2 share a nearby bathroom with shower on the entry level.

Bathroom 3: En suite bathroom located in the master suite (BR 3).



*OUTDOOR SPACE*

All three levels have a balcony. The largest balcony has a table and a BBQ.

You enter into the building and into your home with a code of your choice that will be programmed into the electronic locks...no cumbersome organizing for a key exchange or concerns about arriving and departing at odd hours.

Air conditioning is a real rarity in Seattle. This home is equipped with window air conditioners in the living room and master bedroom.

Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Our home provides easy access to Downtown (Pike Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and the electronic lock to the home will be programmed work your code for the duration of your stay.



You will have access to the entire home, including garage parking for one car (and plentiful free street parking for additional vehicles). The garage is attached, and from the garage you enter the home below the "entry level" noted above.

We live a few short blocks from bus lines that will take you to Seattle's numerous neighborhoods (Madison Park, Capitol Hill, Downtown, Belltown, Seattle Center, South Lake Union). Queen Anne, Ballard, and Fremont are more easily accessed by car. Our home offers garage parking for one car. Street parking for additional cars is plentiful and free.

These two bedroom share a nearby full bathroom with dual sinks separated from the bathtub and toilet for added privacy.



Continuing up to the top floor, you arrive at the full-floor master suite. We call it the "Leisure Suite" based on its luxe appointments and leisure/hospitality industry them. This room has a king bed with dual nightstands. It also has a window air conditioning unit. There is a large balcony with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance. The master suite also has a large walk-in closet and a 5-piece spa bathroom with *jetted* soaking tub, his and her sinks, and a toilet separated by a door for privacy.

**The space**
"American Wonders" sleeps up to 25 guests!



This home has modern amenities, a quiet location with private outdoor space and tons of parking, and proximity to all that Seattle has to offer. 



Enter the home on the entertaining floor.  Here you will find a large, light filled living room with decorative fireplace, queen size sleeper sofa and loveseat, and plenty of room for games, reading, sipping wine, and enjoying the sweeping views of the lake and mountains.  A wraparound porch is outside the living room.  On the other side of the foyer is the dining area.  We have put in a dining table with 14 seats.  3 bar stools are nearby, and folding chairs are provided to accommodate even larger groups.  Just outside the French doors from the dining area is your urban oasis: an outdoor patio with BBQ, lots of dining space, and a small water feature.  The kitchen is modern, with stainless steel appliances and gas stove.  There is plenty of room to work and create fabulous family meals.



Ascend the stairs to the top floor, passing stained glass windows on the way.  The master suite is furnished with a king bed.  It has a walk in closet and en suite bathroom.  The master suite features sweeping views of the lake and mountains.



Two additional bedrooms are upstairs, and share a full bathroom.  One has a king bed.  The other has a twin over twin bunk bed as well as a twin over full bunk bed.



One level below the entertaining floor is a floor with a second large social space.  Here you will find another queen size sleeper sofa and loveseat.  There are also laundry facilities.  This floor also has a bedroom with queen bed and twin over twin bunk, and a full bathroom.



One more flight down is a floor with full bathroom and 3 bedrooms.  Two of the lowest level bedrooms have king beds.  The third bedroom has a twin over full bunk bed and twin bed.



Note that the bathrooms of this home are "80s era" and subject for renovation in the upcoming winter.

Down the hall from the living area is the bedroom. It is furnished with a *king size bed* and two nightstands, a chest of drawers and closet. There is plenty of natural light from the windows, but shades provide adequate darkness for lazy mornings sleeping in.

The full bathroom sits just outside the bedroom, as does a linen closet.

The space**

Entering through the front door brings you to the main floor-through living area. This open concept space has a chef's kitchen with granite countertops and stainless steel appliances. This flows directly to the dining area with seating for 6, plus 2 stools at the breakfast counter. The adjacent living area is furnished with a sleeper sofa, DVD, and cable TV. Enjoy a book or a game in front of the gas fireplace. This floor also features a powder room.



Two of your bedrooms are located one level above. One bedroom has a king bed, en suite full bathroom, and (on clear days) a view of the majestic Mt. Rainier. The front facing bedroom has a king bed. The third bedroom is located on the level below the entry area. This is a small bedroom with big options. It is furnished with a twin-over-full bunk bed. **The space**
This home has it all: modern amenities, a quiet location, and proximity to all that Seattle has to offer. All furnishings and housewares are brand new as of April 2017, including comfy new bedding and towels, furniture, and appliances.



The living areas are spread over several levels, affording great privacy for all sorts of groups.



The entry level has a full bathroom, laundry room and coat closet. Half a flight of stairs below is the first bedroom, outfitted with a queen bed and direct access to a deck with BBQ and dining table. A half a flight up the stairs is another bedroom, which offers great flexibility. It is furnished with a standalone full size bed, as well as a twin over twin bunk bed (solid and sturdy --- not just for kids!).



Up one more level is the main living area. This open concept space has a chef's kitchen with granite counter tops and stainless steel appliances. This flows directly to the dining area which includes 3 stools at the breakfast counter, and a dining table that seats 8 and expands to accommodate more.



Continuing from the dining room is the sunken living room, furnished with plenty of seating, a nicely loaded cable TV package (HBO, Showtime, Starz, etc.), and a DVD player. There is a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace. The living room opens to a small porch. This floor also features a powder room.



Continuing up to the top floor, you arrive at the full-floor master suite. The master suite has a king bed with dual nightstands and a dresser with mirror. There is a balcony with views fantastic view overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance. The master suite also has a large walk-in closet and a 5-piece spa bathroom with soaking tub, his and her sinks, and a toilet separated by a door for privacy.

**The space**
This spacious house is a single family home with 8 bedrooms.



The front door of the home opens to the very spacious living and dining area. The living room has a 50" tv (cable and DVD) and queen sleeper sofa that is actually comfortable to sleep on (we use the best mattress available so no one gets a sore back!). There is also a gas fireplace. Open to the living room is a dining area that has a large table with 14 seats. The table can expand, with folding chairs for additional guests. The kitchen is modern and well equipped.



This floor features a full bathroom and two bedrooms. Each of the home's bedrooms is decorated to celebrate a major conference in college sports.  One of the bedrooms on this floor is the "Big 10," which has a king bed.  The other main floor bedroom is the "Big 12," which has a twin over queen bunk bed, along with a twin trundle beneath the bed.

This newly furnished home is the newest addition to our portfolio of Seattle rentals. Until we secure our first few elated reviews, please look at our reviews for all 10 of our existing properties.



The Big Top has modern amenities, a quiet location with private backyard and tons of parking, and proximity to all that Seattle has to offer. We have decorated The Big Top as a celebration of the circus, fun and games!



Enter the home from the meticulously landscaped, private fenced-in yard. Up half a flight of stairs is the upper floor, which starts with the light-filled open concept entertainment area. Gather the group in the living room in front of the electric fireplace and the flat screen television. Throw something into the DVD and relax on the sofa. (For larger groups, this sofa converts to a queen size bed, and it has the highest quality sofa mattress on the market... no backaches in the morning from this one!) Or gather round the dining table, with plenty of seats and a view of the valley out the picture windows. This area flows straight to the kitchen, which is modern, airy, and well equipped with all you need to feed your whole circus troupe. Just off the living area is a spacious deck with BBQ and outdoor seating, from which you can really enjoy the great view. You can also stretch out in the chaise lounge for the utmost in relaxation.



This upper floor has 3 bedrooms. The master suite (called "Ringling Brothers") has a king size bed and en suite bathroom. Two other bedrooms ("Animals" and "The Sideshow") each have a king size bed, and they share a full bathroom in the hall.



Two additional bedrooms are found down half a flight of stairs from the front door. "Acrobats" has a king size bed, while "Send In The Clowns" is a cavernous room offering great versatility for groups of all compositions. It has 4 queen size beds (including two standalone queen beds and a queen over queen bunkbed which is plenty sturdy for adults). These two bedrooms share a nearby full bathroom. There is also a full size washer dryer, and a coat closet, on this level.



Also located on the lower level is the "Midway." This gameroom is a 400 square foot second living room, and it is equipped with various games, including foosball, air hockey, a piano, a poker table and more. There is another queen size sleeper sofa (outfitted as well with the highest quality mattress) to accommodate a large group. We also offer a second tv in this room.



The fun doesn't end inside the home. There is ample outdoor space including a driveway which offers off-street parking for up to 4 cars, and room to run and play in the grass.



During warm months, this home is equipped with a portable air conditioner in the living room.

The room is so large that we even put a crib in there for added comfort for families. There is a balcony with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance.

**The space**
This charming 2 bedroom home is in Seattle's Madison Valley neighborhood. All furnishings and housewares are quite new, including comfy new bedding and towels, furniture, and appliances.



After parking in your dedicated off-street parking space beside the house, enter the home on its entertaining level. Here you will find hardwood floors and a bright, airy open space. It will quickly become clear that the home, built in 2005, was meticulously cared for by its owner since then.



The kitchen features stainless steel appliances and granite countertops. 



The open concept entertaining area continues to the living room, featuring a gas fireplace, flat screen tv with a nicely loaded cable package, DVD player, and a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. There is also a half bathroom on this level.



Up a flight of stairs are the sleeping quarters with two spacious bedrooms. The master bedroom features a *king size bed* and ample closets. The second bedroom offers great flexibility, as it is furnished with three twin beds, including a twin over twin bunk bed (solid and sturdy --- not just for kids!). Between the bedrooms is a full bathroom with modern fittings and fixtures. A full sized washer/dryer round out the upper floor. While you might not want to do laundry on vacation, you'll be glad to have the option in a pinch!



Note that while the home sleeps 7 (including the comfortable sleeper sofa), the bathroom count is 1.5. Plan accordingly!

This charming 2 bedroom home is a new addition to our portfolio of properties in Seattle's Madison Valley neighborhood. All furnishings and housewares are brand new as of November 2015, including comfy new bedding and towels, furniture, and appliances.



After parking in your dedicated off-street parking space beside the house, enter the home on its entertaining level. Here you will find hardwood floors and a bright, airy open space. It will quickly become clear that the home, built in 2005, was meticulously cared for by its owner since then.



The kitchen features stainless steel appliances and granite countertops. It includes a bar seating area with three stools, and a nearby dining table that seats 6 and expands to accommodate more.



The open concept entertaining area continues to the living room, featuring a gas fireplace, flat screen tv with a nicely loaded cable package, DVD player, and a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. There is also a half bathroom on this level.



Up a flight of stairs are the sleeping quarters with two spacious bedrooms. The master bedroom features a *king size bed* and ample closets. The second bedroom offers great flexibility, as it is furnished with three twin beds, including a twin over twin bunk bed (solid and sturdy --- not just for kids!). Between the bedrooms is a full bathroom with modern fittings and fixtures. A full sized washer/dryer round out the upper floor. While you might not want to do laundry on vacation, you'll be glad to have the option in a pinch!



Note that while the home sleeps 7 (including the comfortable sleeper sofa), the bathroom count is 1.5. Plan accordingly! Each of our homes has been decorated to pay homage to a meaningful facet of our lives. This home has a "ski house" theme, with tasteful and playful decor celebrating our shared passion for skiing, and the countless memorable family vacations that have ensued.

This floor also features a powder room.



Up one flight of stairs is a floor with two bedrooms. One has a king bed and large closet. The second bedroom offers great flexibility. It is furnished with three beds, including a twin over full bunk bed (solid and sturdy --- not just for kids!) and a standalone twin bed. These two bedroom share a nearby full bathroom with dual sinks separated from the bathtub and toilet for added privacy.



Continuing up to the top floor, you arrive at the full-floor master suite. This room has a king bed with dual nightstands. It also has a window air conditioning unit (note that this is the only floor with air conditioning, which is a real rarity in Seattle). There is a large balcony with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance. The master suite also has a large walk-in closet and a 5-piece spa bathroom with jetted soaking tub, his and her sinks, and a toilet separated by a door for privacy.



Also in the home is a full-size washer dryer, a one-car parking garage, and lots of storage space.

**The space**


This newly furnished home has modern amenities, a quiet location with private backyard, and proximity to all that Seattle has to offer. We have decorated the "House of Suffrage" as a bipartisan celebration of electoral politics.



The first floor is your living area. This open concept space has a chef's kitchen with modern counter tops, gas stovetop and stainless steel appliances. There is tons of room to work and to enjoy the brand new kitchenware. This space flows directly to the dining area with seating for 10 (expands to accommodate more), plus stools at the long breakfast counter. Continuing from the dining area is the light-soaked living room, furnished with a queen sleeper sofa (with highest end sofa bed mattress on the market), love seat, accent chair, DVD, and cable TV with robust package (includes HBO, Cinemax, Starz, etc.). Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace. Or walk out the back of the home onto the large deck with barbecue and dining table, from which you can also access the spacious, private fenced-in backyard.



This main floor also features a powder room, coat closet, and pantry. The attached, oversized 1-car garage also enters onto this floor.



Some have remarked that the home has a museum quality. The main floor is highlighted by "37 Covers" - a chronological display of the New York Times covers following the Bush vs. Gore election of 2000.



Up one flight from the living area is a floor with four bedrooms. At the top of the stairs is a bedroom with queen size bed and small closet. This room is dedicated to friends and family who have run for office. It is decorated with campaign paraphernalia of candidates we have personally known.



Two nearby bedrooms share a Jack-and-Jill bathroom with two sinks. The first of the two bedrooms is called "All Politics Is Local" and is a celebration of local Seattle races. It has a *king size* bed with dual nightstands. The adjoining bedroom is called the "Hall of Shame," because it displays campaign wares of scandal-plagued candidates. This room offers great flexibility for groups of all configurations. It has a "twin over full" bunk bed plus another twin bed. The 4th upstairs bedroom is the master suite, and it pays honor to female candidates. The master suite has a *king size bed* with two nightstands, a large walk in closet, and five-piece spa bath with soaking tub, his and her sinks, and a toilet separated by a door for privacy. This suite has a balcony overlooking Madison Valley, with a table and chairs to sip coffee while enjoying the view. Also on this floor is a full size washer dryer.



Below the main living area is an entire suite including bedroom with king sized bed, en suite bathroom, and a large second living room. This living room - adorned with campaign themed movie posters, also has cable TV, DVD and a queen size sleeper sofa with high-end mattress. **The space**
This spacious house is a single family home with 7 bedrooms.



The front door of the home opens to the living and dining area.  



The living room has a 50" tv (cable and DVD) and queen sleeper sofa that is actually comfortable to sleep on (we use the best mattress available so no one gets a sore back!).  There is also a decorative fireplace.



Open to the living room is a dining area that has a large table with 14 seats.  The table can expand, with folding chairs for additional guests.  



This floor features a full bathroom and three bedrooms.  Two of the bedrooms have king beds, and the third has a twin over queen bunk bed, along with a twin trundle beneath the bed.  



Make your way downstairs to the lower level of the home.  Here, you will find a bonus kitchen --- perfect for those preparing a large feast.  There is also a second living room with 50" tv (cable and DVD) and another comfy queen sleeper sofa.  



There are two bedrooms on this level.  One has a king bed, and the other has two queen over queen bunk beds.  The two bedrooms share a full bathroom.  The lower level is also home to the laundry facilities.

The home is located close to several bus lines that will either take you or offer connections to Seattle's numerous neighborhoods (Madison Park, Capitol Hill, Downtown, Belltown, Seattle Center, South Lake Union). Queen Anne, Ballard, and Fremont are more easily accessed by car. Our home offers driveway parking for two cars.

**The space**
This newly furnished and remodeled home has modern amenities, a quiet location, and proximity to all that Seattle has to offer.



The living areas are spread over four levels.



The entry level has two bedrooms. The first has a *king size bed* with two nightstands, a large closet, and direct access to the backyard patio, where you will find a dining table and barbecue.



The second bedroom offers great flexibility for groups of all configurations, with a twin over queen bunk bed, a twin trundle bed, and a large closet. French doors open to a small balcony overlooking the valley.



These two bedroom share a nearby full bathroom.



Up one level is the main living area. This open concept space has a chef's kitchen with modern counter tops and stainless steel appliances. This flows directly to the dining area with seating for 10, plus stools at the breakfast counter. Continuing from the dining area is the living room, furnished with a queen sleeper sofa futon (very comfortable mattress!), DVD, and cable TV. Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace. This floor also features a powder room.



Continuing up to the top floor, you arrive at the stunning full-floor master suite. It has a *king size bed* with two nightstands. From the master suite, you will enjoy the oversized patio with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance. The master suite also has a huge walk-in closet. There is a 5-piece bathroom with soaking tub, his and her sinks, and a toilet separated by a door for privacy.



On the lowest level of the home (below the entry level, but still above ground) is the second master bedroom. This suite is furnished with a *king size bed* with two nightstands. This bedroom has en suite bathroom. French doors lead directly outside. The washer/dryer is also found on this floor.

*KITCHEN / DINING*

Located on the main living area (there are three levels total), this open concept space has a chef's kitchen with modern countertops and stainless steel appliances. This flows directly to the dining area with seating for 8 (expands to accommodate more), plus stools at the breakfast counter.



*LIVING*

Continuing from the dining area is the living room, furnished with a queen sleeper sofa (very comfortable mattress!), DVD, and DirectTV package. Enjoy our collection of games in front of the gas fireplace.



*LAUNDRY*

There's a full-size washer dryer in this home.



*BEDROOMS*

Bedroom 1: The entry level has a bedroom with a twin over queen bunk bed and beneath the queen bed is another twin trundle bed. This bedroom also has a crib. There is also a full bathroom with bathtub en suite. This bedroom provides direct access outdoors.



Bedroom 2: On the top floor, you'll find the first of two master suites on this floor. This bedroom has an en suite, *king size bed*, two nightstands and a large closet.



Bedroom 3: Located on the top floor (next to BDR 2), you'll find the second master suite with an en suite, *king size bed*, two nightstands and a large closet.

You will have access to the entire home, including dedicated off-street parking for one car (and plentiful free street parking for additional vehicles).

This home is central to everything Madison Valley has to offer: great restaurants, parks, hiking, supermarkets, day spas, and more. Your hosts made Madison Valley their home when first settling in Seattle... and haven't looked back since.



We love walking the streets of this neighborhood and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.



Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.



Our home provides easy access to Downtown (Pike Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.



If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home and we are happy to point you in the right direction.




**Legal**
This home has a maximum sleeping capacity of 10.  However, Seattle regulations state that no more than 8 *unrelated* guests are permitted per booking.  Groups greater in size than 8 will need to affirm that there are no more than 8 unrelated individuals in the group.

**The space**
This newly furnished and remodeled home has modern amenities, a quiet location, and proximity to all that Seattle has to offer.



The living areas are spread over three levels. 



The entry level has a bedroom with lots of possibilities... perfect for groups of all different configurations (kids/adults, couples/singles).  It has a queen over queen bunk bed, as well as a twin over full bunk bed.  Just outside this bedroom is a full bathroom with bathtub.



Up one level is the main living area. This open concept space has a chef's kitchen with modern counter tops and stainless steel appliances. This flows directly to the dining area with seating for 8 (expands to accommodate more), plus stools at the breakfast counter. Continuing from the dining area is the living room, furnished with a queen futon, DVD, and cable TV. Enjoy our collection of games in front of the gas fireplace. 



Continuing up to the top floor, you arrive at dual master bedrooms, each with an en suite bathroom.  One bedroom has a king bed and the other has a queen bed.  



The home also features a washer/dryer for use by our guests.

Getting around

We live a few short blocks from bus lines that will take you to Seattle's numerous neighborhoods (Madison Park, Capitol Hill, Downtown, Belltown, Seattle Center, South Lake Union). Queen Anne, Ballard, and Fremont are more easily accessed by car. Our home offers garage parking for one car. Street parking for additional cars is plentiful and free.
