This beautifully maintained home in Frangista Beach (Miramar Beach, FL) boasts sleeping arrangements for 22 guests, an elevator, a beautiful private pool and outdoor summer kitchen, hardwood flooring and ceilings, rich mahogany and wicker accents throughout and enough space to make memories to last a lifetime.
Upon entry on the first floor, relaxation and clean lines await you with an entertainment and dining area. Enjoy the spacious and airy game room with a billiards table, a large flat-screen television, wet bar with wine refrigerator and a granite island with colorful stools—the perfect spot for a cookout, board games or cards. Also on the first floor are two beautiful guestrooms. The first is a light-flooded king suite, and the second is a bunk room with two sets of built-in, twin-over-twin bunk beds which feature privacy curtains for each bunk. Guests in these two rooms can utilize a shared bathroom with a glass-front shower and a 70's style dual sink/vanity.
You have the (most awesome) surround sound system to enjoy during your stay, Sonos! It is a full-home stereo experience, that you can adjust the volume throughout each room/area of the home and out by the pool, from your phone! Let's get the party started, shall we? From the app, you can connect to the existing iTunes account or browse through hundreds of pre-loaded or pre-selected playlists. You can also opt to completely turn the music off in one or two areas if you just want to keep it on one floor/area. It's the ultimate listening/feel good experience, with Sonos!
On the second/main floor, you'll find a very open concept floor plan in which the kitchen, main living area and the dining room flow seamlessly together. Relax on the oversized plush leather couches and recliner and make it a movie night. The kitchen is for the chef at heart and is just like cooking at your own home. Enjoy the large granite island, top of the line stainless steel appliances and multiple gas burners on the large range top. When dinner time comes, you'll have two large dining tables providing seating for all to enjoy family meals together. This floor features two king suites—one offering a shared bathroom with a glass-front shower, and the other featuring a private bathroom with a shower and separate spa tub.
The third and final floor has 3 bedrooms, one of which is a gorgeous master king suite with private bathroom with a shower and spa tub. The other two sleeping quarters are a king suite with private bathroom with a glass-front shower and a bunk room with two sets of built-in twin-over-twin bunk beds, a queen-over-queen bunk bed, and a private bathroom with a shower/tub combo.
The fourth floor observation deck offers stunning Emerald Coast views, perfect to enjoy with a morning coffee or evening cocktail.
At the end of a fun beach day, enjoy the beautiful outdoor kitchen featuring a spacious stone pool deck, lounge chairs, an inviting spa, and a large crystal clear private pool which can be heated seasonally from October 1 to May 1. The outdoor kitchen features a large, built-in gas grill, a sink, and plenty of space for food prep. Guests can relax nearby on the outdoor sofa and loveseat and be entertained by the large, wall mounted flat-screen television. "Wintertide" also comes with a 6-seater golf cart!
This home is conveniently located just a few minutes' walk from the sugar white sand beach and coastal emerald waters, which promise to wash away your cares. The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400-yard private beach which you must have a code to access. This home is within walking distance of a coffee shop, deli, Dairy Queen, a beach gear shop and local favorite beach front seafood restaurants, Pompano Joe`s and Whales Tale. Frangista Beach is also home to Emerald Coast Wine Cellars where you can sample, and purchase wines made exclusively in Florida. A large Winn-Dixie grocery store is 1.5 miles to the east and beside it you will find the largest designer outlet mall in the Southeast, Silver Sands Premium Outlet. Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white Synagogue (which still stands to this day). Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year.
**This home requires Saturday to Saturday rentals during our Spring Break and Peak Summer Season.* No College/Student groups allowed. all renters must be 25 and older with the exception of children in families.*
* No Tents or Canopies permitted on the beach per HOA*
* No Rv's, Trailers or Campers permitted in neighborhood per HOA.*
**Weddings/Events –*All weddings/events must be pre-approved by Beach Reunion. A $1,500.00 event fee is required for any wedding or event. In addition, a $1000 refundable deposit is required for ALL weddings. Please note tents and canopies are not allowed on private beach due to HOA regulations.*
**Frangista Beach Homes:* ONLY Homes located within the Frangista Beach HOA are not subject to the separate Walton County Permit. Only Beach Reunion's $1,500.00 event fee.*
*All other homes within Walton County must obtain the separate permit through Walton County in addition to the Beach Reunion event fee.*

*Private Elevator- *This home features a private elevator. This is an optional $350 fee to use during guests stays. Guests who opt out of the fee will not have the elevator for use during their stay.*Private Elevator for Baggage or Guests Unable to Climb Stairs ONLY.*
*Electric Street Legal Golf Cart Rentals -* We offer electric street legal golf cart rentals to Beach Reunion guest ONLY and at a substantially lower rate than our competitors in the Destin/Miramar Beach area. If you're familiar with this area you know from past vacations they're popularity makes traveling to and from the beach a breeze and convenient for quick errands to the store, even for that last minute shopping spree! They also make shuttling services hassle free for weddings or events. By reserving a cart rental through us you won't have to worry about any of that unwanted dirt or sand getting into your car while trying to enjoy your vacation! *Pool Heat -* From October 1st - May 1st, the private pool/spa can be heated for an additional $75/day or $525/week. (Pool heat must be purchased for the entire stay. Must purchase pool heat for spa to be heated. The spa does not operate like a stand alone hot tub. The spa will only reach the same temperature as the pool, 86 Degrees Max. Outside of the dates spa cannot be heated.)
*Seasonal Beach Chair Service - *Our complimentary seasonal beach service is offered from March 1st - October 31st 2022. This includes 4 chairs and 2 umbrellas set up daily on the beach from 9am-5pm.
*Bicycles - *4 Adult Bicycles are provided between March 1 and October 31st Annually! Take a ride down Scenic Highway 98 and Enjoy the Sunshine.
*Margarita Machines -* Beach Reunion is proud to partner with Firefighter Margaritas, and offer the rental (for an additional cost during your stay) of a commercial frozen drink machine (margarita machine) which produces beverages usually only found in restaurants and bars. These popular machines allow you to enjoy your favorite frozen drinks and/or virgin slushies pool side or while lounging on the beach. They are the perfect addition to family vacations, weddings, business retreats, golf outings, fishing trips, church groups or any other type of gathering.
