This beautiful home rests in the exclusive coastal community of Frangista Beach. This community off of Scenic Hwy 98 is in the middle of tropical excitement with beach shops and shoreline restaurants are within walking distance. This home is a short walk to a private beach access leading to the spectacular sugar white sands of the Emerald Coast. This warm and inviting 3,400sq.ft. four-story beach home sleeps up to 19 guests. "Athena" also features a private 'L' shaped pool, gas grill, and ample room for entertaining with chaise lounge chairs.

Guests are welcome into the home with a beautiful foyer and grand stairwell coupled with coastal décor and floors made for a little sand from the shore. Sleeping arrangements on the first floor include a King Suite, Queen Suite, bunk room, and kitchenette with dining space that seats 4. The comfortable King Suite has a private bathroom. The bunk room features twin-over-twin and twin-over-full bunk beds and shares a bathroom with the Queen Suite. Past the dining space is the entrance to the private pool area with an outside grilling station, pool lounge, and spacious L-shaped pool. There is also an laundry room conveniently located on the first floor. 

On the second floor is an open kitchen, living and dining space which provides plenty of seating for family meals. The living room includes gorgeous french doors leading onto the second floor balcony. For sleeping arrangements, there is a serene and comfortable Queen Suite with a private balcony overlooking the pool area. There is also a full bathroom located on the second floor.

On the third floor is a Master King Suite and a Queen Suite. The spacious Master King Suite is bathed in natural light during the day, has access to a private balcony, and features a private bath with jacuzzi tub and walk-in shower. The bright and airy Queen Suite has a private balcony and bathroom. This bathroom also features jacuzzi tub and walk-in shower. There is a laundry room conveniently located on this floor.

On the fourth/top floor is a sleeping tower with a full 360 degree view provided by wall-to-wall windows. This bedroom features two twin beds and a flat screen television.

The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation and spans approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. Guests of "Athena" also have access to the large community pool complete with a waterfall and restroom facilities. The pool is never too crowded because only select Frangista homes have access. 

Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white chapel. Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year!

**This home only rents Saturday to Saturday during Spring Break and Summer months.*No College/Student groups allowed.A maximum of 15 guests permitted with groups of singles or young adults that are 25 years of age and older. All renters must be 25 and older with the exception of children in families.**

*Parking for 4 vehicles. No RV's, Boats, Trailers, Campers permitted in Neighborhood. No street/grass parking per HOA*

*Please note no pets allowed on the beach.*

*Weddings/Events –* All weddings/events must be pre-approved by Beach Reunion. A $1,500.00 event fee is required for any wedding or event. In addition, a $1000 refundable deposit is required for ALL weddings. Please note tents and canopies are not allowed on private beach due to HOA regulations.*

**Frangista Beach Homes - *Only Homes located within the Frangista Beach HOA are not subject to the separate Walton County Permit. Only Beach Reunion's $1,500.00 event fee.

*All other homes within Walton county must obtain the separate permit through Walton county in addition to the Beach Reunion event fee.

*Pool Heat -* From October 1st - May 1st, the private pool/spa can be heated for an additional $50/day or $350/week. Pool heat must be purchased for the entire stay.

*Margarita Machines - *Beach Reunion is proud to partner with Firefighter Margaritas, and offer the rental (for an additional cost during your stay) of a commercial frozen drink machine (margarita machine) which produces beverages usually only found in restaurants and bars. These popular machines allow you to enjoy your favorite frozen drinks and/or virgin slushies pool side or while lounging on the beach. *Seasonal Beach Chair Service -* Our complimentary seasonal beach service is offered for our Summer 2022 months from May 15th- August 14th 2022. This includes 4 chairs and 2 umbrellas set up daily on the beach from 9am-5pm.
