***Welcome to 77 Sunset!*** Named in tribute of the 1960s television series, "77 Sunset Strip", this lovely home rests within the exclusive coastal community of Frangista Beach. This community is located directly in the middle of tropical excitement with shops, shoreline restaurants, and beach access within walking distance. Guests will be able to enjoy the sugar white sands of the Emerald Coast with the added bonus of peace away from the crowd. This stunning 4,600 sq. ft. home includes 8 bedrooms, 8.5 baths, and accommodates up to 32 guests.

Upon entering you will be left breathless by the breezy, jazzed atmosphere of the spacious floor plan and modern décor. The fully-stocked gourmet kitchen includes stainless steel appliances and a breakfast bar that sits 5. The kitchen flows seamlessly into a living and dining area. Seating for large gatherings will never be a concern with plenty of comfortable seating in the living area and two glass top dining tables in the dining area. The dining area sits 16 guests. The living area includes a 60" flat screen TV. To the right of the entry there is a King Suite perfect for "piling up some Z's", as Kookie from 77 Sunset Strip would say. This King Suite also includes a private bathroom. A half bath is also conveniently located on the first floor. The first floor sleeps 2 guests.

There are 4 King Suites on the second floor. The first two King Suites come with private bathrooms and access to the balcony. The other two King Suites include custom-made bunk beds which are perfect for young families. The vibrant color accents create a cheerful and rejuvenating experience every time you enter the room. Also included are private baths and direct access to the large 2nd floor balcony overlooking the pool area. The second floor sleeps 16 guests. On the third floor is a King Suite with a private bath and access to a small balcony. There are two custom-built bunk rooms that are perfect for children, teens and young adults One bunk room sleeps 6 and the other sleeps 10. The third floor sleeps a total of 18 guests.

Upon entering the third floor you will find a large gathering area/game room with 4 sofas and 2 side-by-side 60" flat-screens TVs. The game room includes a wet bar, miniature shuffleboard table, poker table, and gaming systems. There is also another large deck located on the third floor that offers beautiful views!

The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. This home is within walking distance of a shopping and dining. Frangista Beach is also home to Emerald Coast Wine Cellars where you can sample and purchase wines made exclusively in Florida.

Frangista Beach has a rich history that began when a family from Greece built a small motel and a beautiful white chapel which still stands to this day. Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year.

**This home rents only Saturday to Saturday during Spring Break and Summer months. No College/Student groups allowed .A maximum of 15 guests permitted with groups of singles or young adults that are 25 years of age and older. All renters must be 25 and older with the exception of children in families.**

*Parking for up to 7 vehicles. No RV's, Boats, Trailers, Campers permitted. No street/grass parking per HOA*

**No Tents or Canopies permitted on the beach per HOA.**

**Weddings/Events –*All weddings/events must be pre-approved by Beach Reunion. A $1,500.00 event fee is required for any wedding or event. In addition, a $1000 refundable deposit is required for ALL weddings. Please note tents and canopies are not allowed on private beach due to HOA regulations.

**Frangista Beach Homes -* Only Homes located within the Frangista Beach HOA are not subject to the separate Walton County Permit. Only Beach Reunion's $1,500.00 event fee.

*All other homes within Walton county must obtain the separate permit through Walton county in addition to the Beach Reunion event fee.

*Pool Heat -* From October 1st - May 1st, the private pool/spa can be heated for an additional $75/day or $525/week.  (Pool heat must be purchased for the entire stay. Must purchase pool heat for spa to be heated. The spa does not operate like a stand alone hot tub. The spa will only reach the same temperature as the pool, 86 Degrees Max. Outside of the dates spa cannot be heated.)

*Margarita Machines -* Beach Reunion is proud to partner with Firefighter Margaritas, and offer the rental (for an additional cost during your stay) of a commercial frozen drink machine (margarita machine) which produces beverages usually only found in restaurants and bars. These popular machines allow you to enjoy your favorite frozen drinks and/or virgin slushies pool side or while lounging on the beach. They are the perfect addition to family vacations, weddings, business retreats, golf outings, fishing trips, church groups or any other type of gathering. *Seasonal Beach Chair Service -* Our complimentary seasonal beach service is offered from May 15th to August 13th 2022. This includes 4 chairs and 2 umbrella set up daily on the beach from 9am-5pm.
